Everest Financial Services adds diversification to the risk profile of Everest’s portfolio approach to real estate investment. We believe having balance across our platforms is a key tenet to long-term portfolio-level risk-adjusted returns. Our debt origination platform fills Everest’s lower-risk capital preservation and income strategy allocation. Throughout cycles, there are opportunities to place private debt investments driven by a variety of borrower motivations. We believe there is an evergreen lending opportunity driven by underlying market demand for expedited financing and a relative dearth of lenders in the $2 million to $10 million space. Our defensive strategy provides downside protection, interest rate hedge, portfolio diversification and high current income. We invest in high-yield debt and debt-like equity investments with strong security attributes such as deed of trust, pledge of equity interest, completion guarantees, environmental indemnities, and repayment guarantees. Our downside protection includes investments at less than 70% loan to value, geographic diversification, relatively short durations of less than 30 months, and 8% – 14% unlevered yields. Our team is experienced in underwriting valuations, assessing credit integrity, documenting loans and asset management.
